A house should outlast
the people who built it.
We do not believe in fast work. We take the time the work asks for, and sometimes a little more. We build for a small number of clients each year, and we keep their names to ourselves.
The Builder
The land comes first.
The house is placed in it.
U Kyaw Sein does not manage his sites from an office. He is on them most days, from the first survey peg to the last coat of oil. He is known for one habit above all: if a thing looks wrong once it is built, he takes it down and builds it again.
He thinks of himself less as a developer than as a gardener who happens to build. The garden is designed with the house, not after it, and walls are moved for trees rather than the other way round.

What we mean by luxury
Four measures. No shortcuts.
Luxury is not a finish applied at the end. It is decided at the start, in the timber that is chosen, the time that is allowed, and the hands that are trusted with it.

Weight
Solid timber, and plenty of it. You feel a Kyaw Sein piece before you see it: in the door that swings closed under its own mass, in the table that does not move.

Natural material
Teak, rosewood, stone, brass, lime and linen. Materials that age into their beauty rather than out of it.

Time
Timber is seasoned before it is cut, and finishes are built up by hand, coat by coat. We take the time the work asks for, and sometimes a little more.

Thirty years’ hands
Every craftsman who works on your house or your furniture has more than thirty years’ experience. No one learns their trade on your commission.
